Support jack installation in Lincoln crawl spaces is the structural half of this trade. When a floor sags, bounces, or slopes noticeably toward the middle of the house, the support under it has usually either rotted, settled, or was never adequate in the first place. In Lancaster County the soil makes the settling part worse than it needs to be.

Why floors sag over a Lincoln crawl space

The original support was undersized or improvised

In a lot of Lincoln homes built before the 1970s, and in almost every addition ever built onto one, the center support is a wood post sitting on a small pad, or a stack of concrete block, or a piece of scrap concrete resting directly on the dirt. It held fine for decades. Then something changed underneath it.

Loess and clay do not sit still

Eastern Nebraska soil is wind-blown loess over clay carrying expansive minerals. Loess drains well when dry and loses strength when it saturates. The clay under it swells when wet and shrinks when dry. So the ground under your center post rises and falls seasonally and, when a wet spring saturates loess that has been carrying a point load for fifty years, it can give way.

That is why the sag is usually in the middle of the house and usually got noticeably worse after a wet year.

The post rotted

A wood post standing on dirt in a damp crawl space wicks moisture up out of the ground. The bottom six inches go soft, then punky, then it starts to crush under load. We find this constantly. It is the single most common structural finding in a Lincoln crawl space that has no vapor barrier.

The steel corroded

Adjustable steel jacks that have been standing in a damp crawl space rust from the base up. Near Salt Creek and the saline low ground north and west of downtown, that happens faster, because the groundwater here is genuinely salty.

The Salt Creek problem nobody else mentions

Lincoln is one of the few places a thousand miles from any ocean with naturally salty groundwater. The Eastern Saline Wetlands sit in the low ground along Salt Creek, Little Salt Creek and Rock Creek. The Salt Creek tiger beetle lives there and nowhere else on earth. The Saltdogs are named after it.

Salty groundwater is hard on steel. If your house sits in the low ground near Salt Creek, along Oak Creek, or out toward Capital Beach and the wetlands north of town, the metal in your crawl space corrodes faster than it would three miles up the hill. We see it on adjustable support jacks, duct straps, pipe hangers and the bottom of water heater stands. Galvanized coating gets eaten from the bottom up. It is a real, specific, local reason to keep ground moisture off your steel, and it is the reason a bare dirt floor is a worse idea in this part of Lincoln than almost anywhere else in the country.

What we install

Adjustable steel support jacks on a proper footing. The footing is the part that matters and the part that gets skipped. A jack set directly on a crawl space dirt floor is a jack that will settle again, because you have concentrated the entire load of a section of your house onto a few square inches of loess.

The work in order:

  1. Excavate for a footing at each jack location, sized for the load and the soil.
  2. Pour a proper concrete footing and let it cure.
  3. Set the adjustable steel jack, plumb, on the cured footing.
  4. Tie it properly to the beam above with the correct bearing.
  5. Raise slowly. This is the part where patience separates good work from cracked drywall.

Why we raise slowly, and what to expect upstairs

A house that has settled over thirty years has adjusted to being settled. Doors were planed, trim was refit, drywall cracked and got patched. Lifting it back fast puts all of that in reverse at once, and you get new cracks upstairs.

Proper practice is to bring it up gradually over weeks, a small adjustment at a time, letting the structure move with it. Sometimes the right answer is not to bring it fully back to level at all, but to stabilize it where it is so it stops moving. A contractor who promises to make a sixty year old floor perfectly level in one afternoon is promising you drywall repair.

We tell homeowners this up front because it is the most common source of disappointment in this work, and it is much better as an expectation than as a surprise.

What happens if you wait

Structure is the one part of a crawl space where waiting genuinely gets more expensive rather than just more annoying. A sagging beam pulls on everything connected to it. Joists rack. Drywall above cracks and re-cracks. Tile above it fails. Doors stop closing. And the longer a house sits deflected, the more the framing takes a permanent set, which limits how much of it can ever be brought back.

There is also a coupling most people miss: the moisture problem and the structural problem feed each other. Damp crawl space rots the post, the post settles, the floor sags, the sag opens gaps, the gaps let in more moisture. Fixing the jacks without fixing the water means you will be doing this again.

What Nebraska law actually requires of a contractor

Plain English, because almost nobody explains this and it costs homeowners money.

Nebraska does not issue a general contractor license. There is no state exam and no state trade license for foundation, crawl space or waterproofing work. What the state requires instead is registration. Under the Contractor Registration Act, Neb. Rev. Stat. §§48-2101 through 48-2117, anyone doing construction work on somebody else's property has to register with the Nebraska Department of Labor. It is an annual registration with a small fee. There is no test.

Registration is not a quality check, and the state says so itself. The Department of Labor states plainly that registration does not ensure quality of work and does not protect against fraud. It confirms who a business is and whether workers' compensation coverage is on file. Any contractor who waves a registration number at you as if it were a skills credential is either confused or hoping you are.

Workers' compensation is the part with teeth. A contractor with one or more employees must keep a current workers' compensation certificate on file with the Department of Labor, with the department listed as the certificate holder. If somebody gets hurt in your crawl space and the contractor has no coverage, that can land on the homeowner.

Electrical work is the one trade licensed statewide. The Nebraska State Electrical Division licenses electricians. So if a crawl space job involves a new circuit for a sump pump or a dehumidifier, that specific piece of work is licensed work and needs a licensed electrician on it.

Lincoln and Lancaster County add their own rules. Cities set their own requirements on top of state registration, and Lincoln has its own permitting and inspection process. Lincoln uses a 42-inch frost depth for footings. If a job involves structural work, new footings or electrical, ask which permit is being pulled and who is pulling it.

How to check any contractor in about two minutes. Search the Nebraska Department of Labor contractor registration lookup for the exact business name. Ask for the registration number and the workers' compensation certificate in writing. Ask whether the work needs a City of Lincoln permit. Get the answers by email so you have them.

When this is not our job

If we get down there and find a cracked or bowing foundation wall, significant footing failure, or a beam that has failed rather than settled, that is a structural engineering question, not a jack question. We will tell you so and tell you to get a structural engineer to look at it before anybody installs anything. Setting jacks under a failing foundation wall is putting a band-aid on the wrong problem, and we would rather lose the job than do that.

How much can a support jack lift my floor?

Physically quite a lot, but the right answer is usually less than the maximum. A house that settled over decades has adapted to being settled, and lifting it fast cracks drywall and breaks trim upstairs. We raise gradually over weeks. Sometimes stabilizing where it is beats chasing perfectly level.

Why is my floor bouncy over the crawl space?

Usually either the center support has settled or rotted, or the joists have been weakened by long-term moisture, or both. In Lincoln those two go together, because the damp crawl space that rotted the post is the same one that softened the joists.

Can I use a screw jack from the hardware store?

Temporary shoring jacks are not permanent structural supports and are not built to carry a house indefinitely. The bigger issue is the footing. Setting any jack directly on a crawl space dirt floor concentrates the load onto loess, which is exactly the soil that gave way in the first place.

Will jacking my floor crack my walls?

It can, and that risk is why the speed of the lift matters so much. Raising gradually over weeks lets the structure move with it. Any contractor promising a full lift in one afternoon on an old house is not accounting for what happens upstairs.

Do support jacks need a footing?

Yes, and this is the step most commonly skipped. A concrete footing sized for the load spreads it across enough soil that it will not settle again. A jack on bare dirt is a jack that will need adjusting again in a few years.

How do I know if this is a structural engineer question?

If there is a cracked or bowing foundation wall, if the footing itself has failed, or if a beam has broken rather than deflected, get a structural engineer involved before anyone installs anything. Nebraska licenses engineers. We will tell you when we think you have crossed that line.

Does a permit get pulled for this work?
