Crete sits on the Big Blue, and the river's flood history is not ancient background, it is a recurring pattern. In 1930 the Big Blue went far out of its banks and Tuxedo Park in Crete sat under six feet of water. In the catastrophic March 2019 flooding, Tuxedo Park went under again. The 1950 southeastern Nebraska floods, among the worst the region has known, ran through the same drainage.

Nearly ninety years apart, the same park under water. That tells a homeowner something more useful than any flood map: the low ground in Crete is the low ground, and it behaves the same way every generation.

What that means for a crawl space

You do not need the river to actually reach your house to have a river problem. A high river means high groundwater in the surrounding bottom ground. When the Big Blue is up, the water table under nearby properties rises with it, and a crawl space that is normally dry starts taking water through the footing and up through the floor.

This is why in Crete we lead with drainage rather than with liner. A vapor barrier laid over a crawl space that periodically takes liquid water is a swimming pool liner. The water gets on top of it and sits there. The correct order is grading, matting, perimeter drain, sump, and then the liner over the top.
