Crawl space dehumidification in Lincoln solves the problem that a vapor barrier alone cannot touch. If your ducts sweat in August, if the joists are damp but the dirt is dry, if the musty smell peaks in summer and fades in winter, the water is condensing out of humid air onto cool surfaces. The summer math for Lancaster County
Lincoln is not the humid southeast, but our summers are wetter than people give them credit for. Most of our roughly 30 inches of annual precipitation falls between April and September, and July and August dew points regularly sit in the 60s and push into the 70s during a corn sweat stretch. Meanwhile the ground four feet down stays in the 50s year round.
Warm wet air meeting a cool surface makes water. That is not a theory, it is the same reason a glass of iced tea sweats on a picnic table at Holmes Lake. Your crawl space ductwork is the glass. Your foundation vents are the door you left open.
This is why the traditional advice to add more vents is exactly backwards here in summer. Every vent is an inlet for the humid air that is causing the problem.
What we actually install
A dedicated crawl space dehumidifier, not a hardware-store room unit set on a bucket. The differences that matter:
- It drains itself. Gravity line to a sump or a condensate pump to the outside. Nobody is crawling under the house every three days to empty a bucket in August, which is why the bucket units always end up unplugged by September.
- It works at crawl space temperatures. Standard room dehumidifiers lose capacity badly in a 55 degree space and some ice up. Units built for crawl spaces do not.
- It is sized to the space. Undersized runs constantly and never gets there. Oversized short cycles and wastes money.
- It has a humidistat you can actually read, usually mounted where you can see it without going under the house.
Target is generally in the 45 to 55 percent relative humidity range. Below about 60 percent and mold has a hard time getting established. Chasing 30 percent is a waste of electricity.
Dehumidifier or conditioned air?
There are two ways to handle a sealed crawl space, and a straight answer on both:

In Lincoln we lean toward a dedicated unit on any home with a condensation history, because supply-air only performs when the air conditioner is running, and our shoulder seasons in May and September are humid stretches where the AC barely cycles.

The Salt Creek problem nobody else mentions
Lincoln is one of the few places a thousand miles from any ocean with naturally salty groundwater. The Eastern Saline Wetlands sit in the low ground along Salt Creek, Little Salt Creek and Rock Creek. The Salt Creek tiger beetle lives there and nowhere else on earth. The Saltdogs are named after it.
Salty groundwater is hard on steel. If your house sits in the low ground near Salt Creek, along Oak Creek, or out toward Capital Beach and the wetlands north of town, the metal in your crawl space corrodes faster than it would three miles up the hill. We see it on adjustable support jacks, duct straps, pipe hangers and the bottom of water heater stands. Galvanized coating gets eaten from the bottom up. It is a real, specific, local reason to keep ground moisture off your steel, and it is the reason a bare dirt floor is a worse idea in this part of Lincoln than almost anywhere else in the country.
What happens if you wait
Condensation is patient. It puts a small amount of water on your framing every summer day for four months, then stops for the winter and lets you forget. Wood does not forget. It sits at elevated moisture content long enough each year that decay fungus gets a season of growth. Repeat that for a decade and the rim joist that was fine in 2016 is soft in 2026.
The other thing that happens is you clean the mold, it comes back, and you conclude that mold treatment does not work. Mold treatment works fine. It just does not fix humidity, and if the humidity is what fed it, it is coming back on schedule.
What Nebraska law actually requires of a contractor
Plain English, because almost nobody explains this and it costs homeowners money.
Nebraska does not issue a general contractor license. There is no state exam and no state trade license for foundation, crawl space or waterproofing work. What the state requires instead is registration. Under the Contractor Registration Act, Neb. Rev. Stat. §§48-2101 through 48-2117, anyone doing construction work on somebody else's property has to register with the Nebraska Department of Labor. It is an annual registration with a small fee. There is no test.
Registration is not a quality check, and the state says so itself. The Department of Labor states plainly that registration does not ensure quality of work and does not protect against fraud. It confirms who a business is and whether workers' compensation coverage is on file. Any contractor who waves a registration number at you as if it were a skills credential is either confused or hoping you are.
Workers' compensation is the part with teeth. A contractor with one or more employees must keep a current workers' compensation certificate on file with the Department of Labor, with the department listed as the certificate holder. If somebody gets hurt in your crawl space and the contractor has no coverage, that can land on the homeowner.
Electrical work is the one trade licensed statewide. The Nebraska State Electrical Division licenses electricians. So if a crawl space job involves a new circuit for a sump pump or a dehumidifier, that specific piece of work is licensed work and needs a licensed electrician on it.
Lincoln and Lancaster County add their own rules. Cities set their own requirements on top of state registration, and Lincoln has its own permitting and inspection process. Lincoln uses a 42-inch frost depth for footings. If a job involves structural work, new footings or electrical, ask which permit is being pulled and who is pulling it.
How to check any contractor in about two minutes. Search the Nebraska Department of Labor contractor registration lookup for the exact business name. Ask for the registration number and the workers' compensation certificate in writing. Ask whether the work needs a City of Lincoln permit. Get the answers by email so you have them.
The electrical part is licensed work
Worth flagging because it is the one place in this trade where Nebraska does license people. A crawl space dehumidifier needs a dedicated circuit. Electrical is the single trade licensed at the state level in Nebraska, through the State Electrical Division. So if the quote includes new electrical, ask who is doing it and whether they hold that license. It is a fair question and a straight contractor will answer it without flinching.

If your ducts sweat in July and the joists are damp while the ground is dry, that is airborne moisture and the liner never addressed it. How much does it cost to run a crawl space dehumidifier?
It runs hardest in July and August and often barely runs from November through March in Lincoln, because our winter air is genuinely dry. Should the crawl space vents be open or closed?
Closed, if you are dehumidifying. Leaving vents open while running a dehumidifier means you are trying to dry all of Lancaster County. The old advice to keep vents open came from a different climate and a different era of building science.
