The crawl space industry grew up in the humid southeast, where the ground stays warm, the water table sits high, and the air is muggy most of the year. Virginia, the Carolinas, Tennessee, Georgia. All the standard advice, all the standard product literature, all the standard explanations of why crawl spaces go bad were written for that climate.
Lincoln is climate zone 5A. Our ground freezes to 42 inches, which is why the city sets footing depth there. Our winters are genuinely dry. Our water shows up in a burst in March when rain lands on frozen ground, not as a steady seep all year. And we have naturally saline groundwater along Salt Creek that eats steel faster than fresh groundwater does, which is a Lincoln problem and almost nowhere else's.
If a contractor explains your crawl space to you using the southeastern version of the story, they are going to recommend some things you do not need and miss the things you do.
How we quote
Somebody comes out, goes under the house, takes photos, and tells you what is actually happening down there. That part is free and there is no charge for the drive anywhere in our service area.
Then you get a written price. Not a range that moves on install day, not a number that depends on what we find once we start. If we cannot see enough to price it firmly, we will say so and tell you exactly what the unknown is.
If the answer is that your problem is a downspout dumping at the corner of the house, we will tell you that and go home. It happens more than you would think, and we would rather have the reputation than the invoice.

- When a liner alone is enough, and you do not need the full package
- When encapsulation is the wrong first move, which on Platte bottom ground near Ashland or Valley it sometimes is
- When what you have is a structural question for a structural engineer rather than something we should be installing over the top of
- When your mold problem is going to come back because nobody addressed the humidity
- When the honest answer is that your crawl space is fine
